Franklin Ellis designed the recently completed Devonshire Court development on Radcliffe Road, West Bridgford, Nottingham. The development occupies a brownfield site which used to be occupied by a garage and car park and delivers 9 residential units as a combination of bungalows and apartments.
The site is surrounded to the south, east and west by existing residential units and was further constrained by EA flood levels which created a challenge in terms of the scale and arrangement on the site.
A pair of bungalows occupy the south of the site with south facing courtyard gardens enclosed by the existing 3m high boundary wall which used to form the rear elevation of the previous garage. A low asymmetrical roof form was chosen and a stepped plan to maximise the use of the site and minimise impact on the adjacent houses’ amenity.
To the road frontage a 3-storey building houses 6no. 2-bedroom apartments around a central feature stairwell. The apartments are designed around south facing balconies which can be accessed from both the living and master bedrooms. A single storey element along Hardwicke Grove mediates in scale between the new block and the houses to the south and provides a single one bedroom flat.
