FEA have been commissioned by BMOR Ltd. to create a new student accommodation building in a key, city centre location at 37-41, Lower Parliament Street. The building will feature 273 student bed-spaces, in a mixture of clusters and studios, plus amenity space and ancillary accommodation.

The site includes a ‘locally-listed’ two-storey building, which sits within the Lace Market Conservation Area. The building is to be retained and refurbished as part of the development. The site is double fronted (facing both Lower Parliament and Glasshouse Streets.) To the west, the site is hemmed in by the Victoria shopping centre and apartments, whilst the buildings on the south-east corner of the plot are currently being refurbished as student accommodation.

The Argos building over which the site will sit, offers an attractive and detailed frontage to Lower Parliament Street and the adjacent streets offer a mix of architectural styles. The new building seeks to provide a well-integrated scheme, enhancing the heritage building but also the wider context of the adjacent Lace Market Conservation Area, making it a safer place for students, residents and the public.

FEA has coordinated input from other consultants ahead of the pre-app proposals, ensuring the cost and viability of the scheme. We will lead the project from design to completion with the goal of a completed development for the 2023 student intake.
